Clarity, discretion, and results — no noise, no layers, no fluff.

Nicholas Statman has a straighforward approach to property: be clear, act quickly, and do what you say you’re going to do.

Over the past 20 years, I’ve built and managed a sizeable portfolio, transacted on thousands of properties, and led a growing team — all by keeping things simple, efficient, and focused on results.

Deal-Focused, Not Theory-Based

I’ve been actively involved in property since 2002. Every decision I make is based on real-world experience — not theory, speculation, or trends. I focus on deals that make commercial sense and can be completed cleanly, with clear upside and controlled risk.

Solutions Built Around the Seller

Every situation is different. Whether I’m dealing directly with a homeowner, landlord, estate agent, or solicitor, I work to understand what’s actually needed — then structure something practical around it. That might mean speed, discretion, price certainty, or solving a title or legal issue. The goal is always to make the deal work for everyone involved.

Sensible Risk Management

I’ve been through three recessions since I started. I’ve seen what happens when people overstretch. My focus has always been on maintaining strong loan-to-value ratios, good-quality assets, and cashflow stability. That discipline has allowed me to keep growing steadily while avoiding the common pitfalls that take people out of the market.

Operationally Tight

This is a full-time operation. I lead a team of around 20 people who work across acquisitions, legal, admin, and operations. We’re organised, responsive, and systems-driven. The goal isn’t to look busy — it’s to get results and keep things moving.

Quietly Effective

I don’t chase PR or try to build a personal brand. I prefer to stay in the background and focus on the work. Relationships are built on performance, not promotion — and most of the people I work with have come through long-term connections and repeat business.

Next Steps

If you’re a landlord looking to exit, an agent with a stuck deal, or someone holding a property that needs a fast, discreet solution — I’m open to a conversation.

I also look at selected JV opportunities with the right people — typically where someone brings a strong deal but needs funding, experience, or execution support to get it over the line. These aren’t coaching or mentoring arrangements — they’re commercial partnerships where everyone has a clear role and clear return.

If that sounds like something worth exploring, feel free to get in touch directly or via someone who knows me. Either way, I’ll be straight with you, and if it’s something I can help with, I’ll act quickly.
